This project is a good example of small improvements to address the effects of an aging home. We were able to address the leak issue and fix a few “odds and ends”, but also add to the comfort and style of the home. We were happy to play a role in the story of this home and look forward to seeing how the story will continue.
The community of Greenview began development in 1954 along with the neighboring community of Thorncliffe. Most of the homes were built throughout the 1960’s and 70’s. Greenview is the perfect example of a classic Calgary community with mature trees and traditional styles. Many families have come through Greenview and it is now a mix of young families and retirees.
This house is roughly 50 years old and has held strong without too much need for improvements. The homeowner is a single retiree who takes pride in his ability to fix and maintain the home himself. Unfortunately, there was a water leak in the basement shower that caused considerable damage. The bathroom required significant demolition and reconstruction. It was bad news, but it was also an opportunity to add something new to the home and make some improvements. We were pleased to have the opportunity to come in and be a part of the story for this home.
Water will soak through most building materials and is the most common source of damage for homes in Calgary. Water damage can weaken the structure of the home and it also creates an environment that is conducive to mold growth. If the water cannot be extracted from the building materials, then it must be removed and replaced. We removed the shower, including the tiles and drywall, and removed the linoleum tiles and sub floor throughout the bathroom. With everything out there was an opportunity to relocate the plumbing to make better use of the bathroom space.
We relocated the shower plumbing and drain into the corner and poured a custom concrete base to allow for a good-sized shower. The shower was built into the wall with a glass panel and sliding glass door for a more spacious feeling. The bathroom walls were covered by natural-wood paneling which was consistent with the traditional styling elements of the home. The new floor tile was bright white along with the toilet and sink, bringing some more modern elements into the overall design. The original cabinets were kept on the laundry side of the room. The final result was a stunning transitional style, matching the traditional elements with complimentary modern materials.
Every home has some small defect that is inconvenient, but not enough to justify any renovations. We find that this is often the case. Whenever we have the opportunity to work on a home we want to help take care of these problems. In this case there had always been an issue with the height of the toilet. It was a result of the previous plumbing configuration. We were able to address this and the toilet is now at a comfortable height. At the same time we addressed some leakage of the washer machine drain and ran some new ducts for the bathroom fan which was previously connected to the dryer ducts.
